Do es your agent give you advice when you're not sure what to do? Do they have creative ideas and solutions when it looks like things are going sour? How about an agent that stands by you even knowing they won't get a cent out of the deal that they busted their butt for? Sounds too good to be true right? If someone told me that somewhere out there such an agent existed, I would have laughed. It would have been up there with believing in Santa Claus and Unicorns. I get that some people have agents that are genuine and seem to care, but it felt like that only applied when the agent was related to the person or personally vested. I placed RE agents were in the same category as smooth talking politicians or used car salesman. I've dealt with several in the years that I have been buying and selling homes and every single one of them had a single agenda...THEMSELVES! I even told my husband that I needed to get my RE license because it was just how the RE business works. The system is designed so that agents make the most with your money lining their pockets. Agents in my book had only one outcome. Their commission. I truly believed all of this and more..that is until I met Kimberly Sommers. I met Kim when I was looking at homes and happened to attend an open house she was conducting. This was a couple of years before COVID so open houses were still a thing. Meeting her was like talking to a girlfriend I've known for years. We immediately connected and I really liked her open, honest, and relatable way of communicating. I knew that I would want to work with her if I needed to buy or sell a house. Fast forward two years later and I decided to take the plunge into selling our home. I called Kim and she came over to give me an assessment of our comps, the current market conditions, and fresh ideas for staging our home and making it pop. I signed the listing agreement and after staging, had her photographer take amazing and gorgeous photos of our home. Our house had several offers in the first week alone. Kim handled the competing offers like a pro. When we finally settled on a buyer she made sure we had every protection and option that was in our favor. I should also mention that because she priced the house well, the majority of our offers were over asking price! It should have been an open and shut deal, but unfortunately a few weeks into escrow, we had a drastic and unforeseen change in our circumstances. Selling our home was no longer the right move for us. The nightmare of all agents was going to happen. We needed to cancel escrow and I was so scared. I called Kim and explained the situation. Instead of being mad or upset, she was compassionate and understanding. Most of all, Kim assured me that she our back. Obviously when we notified the buyer, they were upset and tried to fight the cancellation. I wont go into a long explanation of how hard and difficult it is for a seller to back out of escrow and the liabilities and damages that can subject one to a lawsuit. I won't write about all the horror stories I read about on various sites and sellers being on the losing end of the deal when they back out. You can google these for yourself and know that as a seller backing out means you are SOL. I was mentally imagining how awful the whole ordeal was going to be for me and my family. However... and here is where the real kicker comes in, Kim had the foresight to protect us from the beginning of the deal! She ensured that certain protections were in place from the get go, and because our situation was in line with those protections, we were able to successfully cancel escrow and exercise our rights under the contract which protected us from getting sued! As I write this, I am still in awe. I look back and cannot believe how truly amazing Kim is. Not just as an agent but as a kind and wonderful human being that just wants to help people. I don't know what the future has in store for us, but whatever it is, I'm happy to say Kim's made me a believer and she's earned our business for life” Read More ▾
